Future Land Use Chapter
1/10/05 Meeting Minutes, 7-9 pm

Minutes were approved from 12/27/04.
Review Draft Future Land Use Chapter:
We reviewed the Draft Site Plan Review section of the Future Land Use chapter. Carol brought up concerns regarding the wording of “landscape strip” and suggested we change things to “landscape buffer” in many places. She had other minor suggestions that will be incorporated into the draft FLU chapter.
There was discussion about quality control with regard to landscape – Carol mentioned that regulations can only control quality to a certain degree and voiced concern about this. Dan suggested that we add a recommendation that a Landscape Plan be required for all Site Plan Review regulations, and review each development on a case-by-case basis.
Review Draft Zoning Map:
Laura presented the map that her office developed, based on the bubbles we drew last time. Sue Reel had a concern about the relatively large size of the New Village versus the relatively smaller size of the existing villages. The bubble size was reduced and this will be reflected on the next draft.
Review Land Development Constraints Map:
Dan generated a map that summarized the development constraints of the land in Sutton. Much of Sutton has steep slopes and aquifers, limiting the development suitability. This map helped to reinforce our thinking for the Future Zoning Draft map.
Next Meeting:
In our next meeting, we will review the rest of the draft FLU chapter, the subdivision regulations. We will have another opportunity to review the draft zoning map.
The next meeting is scheduled for January 24 at 7 pm at the Town Hall. It will be in the basement since the Selectmen have a meeting on that date at 6 pm. The Public Hearing for the Future Land Use chapter will be Tuesday February 8.
