May 26, 2009 Hearing Minutes
Hearing called to order at 7:07 p.m. by acting chair, David Burnham. Members present were Peter Blakeman, Courtney Galluzzo, Julie McCarthy, Roger Wells and Paul Raynor.
Case #1 – Continued Hearing, Design Review Phase, 6 Lot Major Subdivision, Matt Falvey, Owner, Baker Hill Road, Map #8, Lot 936,403.
In attendance on behalf of the subdivision where Tracey Sweeney, LLS/PLS, Project Manager from Richard D. Bartlett and Associates, LLC; Matt Falvey, Owner; Susan Manchester, Attorney from Sheehan, Phinney, Bass and Green Professional Association; Robert Rook, P.E. and Ben Hammond.
Sweeney gave a brief summary of the Wildlife Study that was performed per the Board’s request. He also handed out new maps showing the driveways to each lot.
Blakeman thank Sweeney for the Wildlife Study and felt that it was thorough and provided the information the Board needed.
Rook went over the schematics and felt that the sketches have been done per the regulations. The schematics showed that homes could be put in strategic places on each lot. Home style would be up to the purchaser of the lot.
Major question raised was the Lot #5 driveway and the length of it. Rook explained that this was an existing trail and that is why they chose to use it. Board members asked for different scenarios as this driveway would go through Lot #4, Lot #5 and end at Lot #6.
Members would like to see new sketches with detention areas, culverts, different driveway scenarios, house envelopes, preliminary profiles, cross sections and fire safety.
Sweeney stated that he would meet with the Fire Chief to go over fire safety issues. They would like to return the 2nd meeting of June with new submissions.
Peter Blakeman made a motion to continue this hearing until June 23, 2009. Roger Wells seconded.
Wells passed out information on “Work Force Housing” to members.
The Blaisdell Lake Protective Association Mylar was signed. Dan Sundquist needs to sign so Ford can forward to MCRD.
Ford informed the members present of her resignation. She will be taking over as Town Clerk/Tax Collector. Jen Swett will be taking over the duties of Land Use Coordinator ASAP.
Peter Blakeman made a motion to adjourn the hearing. Roger Wells seconded.
